ICG Real Estate (“ICGRE”), the real estate division of global alternative asset manager, ICG, today announced that it has completed a transaction to purchase a prime portfolio of London-centric retail parks from M7. The portfolio was acquired on behalf of ICGRE’s Strategic Real Estate II Fund, at an attractive entry yield.
The portfolio, totalling 360,000 square ft in gross lettable area (GLA), comprises three assets situated across Greater London and the South East: Priory Retail Park, Great Lodge Retail Park and Arches Retail Park, in Colliers Wood, Tunbridge Wells and Watford, respectively. Each retail park is located in a top-tier catchment area where occupational demand is high coupled with a vacancy rate below 2%. The retail parks are top quartile retail destinations, collectively housing 16 blue-chip anchor tenants, for whom these assets are mission critical, owing to their prime locations and omni-channel retail models.
ICGRE invests in operationally critical real estate in strong occupational markets, with long-term, durable cashflows. ICGRE has strong conviction in well-located retail parks, with the assets providing greater flexibility to managing changing occupational requirements, lower operating costs and omni-channel capabilities.
